What does a roof inspector look for?
A thorough examination of your roof should include these items
• Broken, Missing or Worn Shingles
Missing shingles should be replaced immediately. If you haven’t noticed any leaks yet, it’s just a matter of time. Don’t risk major damage by neglecting repair. Also check and repair shingles that have deteriorated or are curling at the corners.
• Defective Flashing
Improper or damaged flashing is a common source of roof leaks, especially the flashing around chimneys. Check to make sure flashing is functioning properly.
• Deteriorating Rubber Boots
Check all boots around vent pipes in your roof to make sure the seals are intact and have not cracked or split.
• Buildup of Moss

• Popped Nails

• Clogged Gutters
